LETTINGS FEE STRUCTURE

Jennings and Barrett believe in transparency when it comes to our fees and charges. For residential lettings our fees are as below. All include VAT.

TENANT INTRODUCTION ONLY

£900 inc VAT

Includes:

  • Agree the market rent and marketing in accordance with the landlord guidelines
  • Advice on refurbishment
  • Guidance on compliance with statutory provisions and letting consents
  • Conducting accompanied viewings
  • Taking references
  • Negotiating tenancy
  • Collecting holding/security deposits and first months rent
  • Protecting tenant security deposits with a Government authorised scheme
  • Preparing and arranging signing of AST agreement
  • Providing tenant with payment method

FULLY MANAGED TENANT INTRODUCTION

Where rent greater than £1250 pcm Half of one months rent (plus VAT)
Where rent below £1250 pcm £600 (inc VAT)

TENANT EVICTION PROCESS AND FEE STRUCTURE

Stage 1 Service of Notice for Possession (Section 8 or Section 21) £50.00 (inc VAT)
For existing Landlords whose properties are currently managed by us £30.00 (inc VAT)
Stage 2 Completion and submittance of a claim to the Court, along with supporting documentation £90.00 (inc VAT)
Stage 3 Attendance at Court with the Landlord’s Solicitor (for claims not involving accelerated possession) £120.00 (inc VAT)
Stage 4 Service of N325 Warrant for Possession of Land at Court £30.00 (inc VAT)
Stage 5 Attendance at the eviction with the Court Bailiff and Locksmith £100.00 (inc VAT)

The Court fees for this process are as follows:

Jennings & Barrett use DeBretts Solicitors should you wish to be represented at Court. Their current fixed fees are £125.00 plus VAT.

FULLY MANAGED SERVICE

Variable 7%-15% of rent dependant upon property, location and size of portfolio.

Includes services in Tenant Introduction plus:

  • Collection and remitting of monthly rent
  • Deduction of agency fees and other agreed costs
  • Negotiating renewals, extensions and changes
  • Pursuing non payment of rent and advice on actions in case of rent arrears
  • Property inspections
  • Arrangement of routine repairs, instruction and management of approved contractors works
  • Key holding throughout tenancy term

£140 (inc VAT)

Negotiate revised rent, re-house security deposit, draw up new agreement and arrange for signing.

 


TENANCY RENEWAL ONLY

 

£240 (inc VAT)

Negotiate revised rent, re-house security deposit, draw up new agreement and arrange for signing.

 


HOUSING DEPOSITS IN A GOVERNMENT APPROVED SCHEME

 

£25 (inc VAT)

To house deposit in an approved government scheme to comply with current legislation.
