Everyone we look after has different preferences and requirements. Some will want us to keep them updated regularly. Others need us to manage their property with a minimum of input from themselves. It is our responsibility to ensure you are getting the level of service you require.

This can be arranged to suit you, sometimes on the same day if required.

This will depend upon the type of property and if you have any questions. You should allow at least half an hour and then the follow up paperwork will be with you as soon as required. We will not pressure you to choose us.

No, we can advise on how best to show your property at the appraisal visit. We can also provide recommendations for trades if required. Preparation can be beneficial if you wish to quickly secure a sale.

We arrange the viewings at times to suit you.

We will carry out viewings unless you prefer to do these yourself.

No, we will accompany these and secure the property for your return afterwards.

Yes, we provide detailed feedback.

The fees will depend upon the property and will be a percentage of the sale price achieved, or we may agree a fixed fee if preferred. We operate a no sale, no fee policy.

  • Sales progression is the key to a sale going ahead from offer to completion. Unlike many agents, we don’t have hundreds of sales to progress all the time. This means we can take a proactive approach to sales progression. Please ask our sales manager, Katie, for details.

We do not tie you in to long agreements and this can be discussed when we carry out your market appraisal.

No. Our fees are completely transparent.

We use professional photographers and layouts and will advertise your property extensively on main property portals.

We would like to carry out an appraisal of your property or portfolio if you have not let the property previously. If you are looking at employing an agent for the first time, we will discuss the current status of your portfolio and advise how we can maximise your return over the long term.

In most cases it would be better to let unfurnished, but this would be discussed on a case-by-case basis.

We employ a specialist referencing agency to ensure you have the appropriate protection should you hold a landlords rent guarantee policy.

We are often engaged initially by landlords to manage an eviction and we then can take on the letting management for a new tenant or sell the property on your behalf.

We can either manage a programme of works for you or recommend a range of trusted local contractors for any works. All invoices are passed through transparently with no hidden charges. We will discuss any project and fees for managing works on a case-by-case basis.
